Bedroom and Hall reno!

So, it has again been a long time between posts… but still plenty going on. I have’t done any reveal of the new floorplan downstairs, it was a pretty major change through just adding a hall way. Our objective was to gain a central hall with access to three bedrooms. It was a maze before as you will see by the before and after floorplan. 

I have a video before on my computer so once I get that I will do a proper comparison. The change is pretty massive!

 We still have a way to go with details and styling, quite empty but we’ll get there. A reminder of the before of our bedroom and the hall –

Underfloor heating

We have now got to the stage where we have laid the floor heating and leveled the floors. Move in is getting closer.

Let’s just say there was some McGyver moves to get the machinery working to lay the floor. Big shout out to Alban and Bojar from Malas Kakel for helping out, they got the new floor laid in a couple of hours.Such an amazing job!

We have chosen to have hydro-underfloor heating. We laid the new floor using a self leveling cement to get a good finish. We will add one final top coat to get it perfect, then we are ready for floorboard and in some cases polished concrete (YES!).

Downstairs- Finally!

Those who have been to our place, or have read the blogs from March 2013 will know that downstairs was a mess of rooms, like this…

So in March 2013, I made this plan… Before we even moved in…


Well, life happened and it took years before we could prioritise these plans. Finally this Summer, we finally got to focus on this. So impressed that Fredrik has done this nearly 100% by himself, with just a few hours of help from David to clear out some stuff, Ove the superstar Electrician and Andy to break through the dreaded 2 foot thick brick wall (THANKS GUYS <3). Amazing work, Fredrik is a machine to get this far in just a few weeks… On top of work, social life AND being a Dad.

Now you can finally see the layout and we are pretty proud to say that we got it right.

Is it the same house?

Total Remodel Before and After

Well, it has been a while since I last blogged, mainly because I haven’t been doing much apart from growing a big baby in my belly which is soon to pop. However, we can now officially say that all structural work upstairs is complete! It actually has been done for months but I have been lazy, I have had a lot of requests to share the progress, so here we go.

We have a lot of styling stuff still to do it is a bit stark and sterile right now so things like artwork, rugs, cushions, finishing off the kitchen island and also some new furniture. Still I will stick with Scandinavian Minimalism but there is still much more character to add. But what you can see is that the build is complete. Including moving the kitchen, removing walls, new windows etc etc.

The house has been revalued and having just finished the top floor, we have significantly increased the value by 1 000 000SEK. This is around 5 times our renovation investment.

Right now, we have moved our bedroom upstairs and set up for the little one in the room that was formally the kitchen. Later on, this will be turned in to a guest bedroom/playroom and we will move into our master bedroom downstairs.

For now though, we have other focuses and Fredrik’s attention is turning to the Garden as Summer approaches. So there is still going to be progress!

Once the styling is done, I can make a before and after video and show some more detail shots. It is just a slight change….

Renovation Restart…

We have had a bit of downtime since Christmas when it comes to the remodel, and I think that is really important otherwise I think this project would drive us mad and it is probably the best advice experienced renovators have given us… take breaks! After coming back from the US and Mexico where we had an awesome holiday we struggled to get our mojo back, but with the new season of The Block being released we have suddenly found our motivation again and it feels really good.

Now we have finally started to get the plaster on the walls upstairs, the kitchen is getting ordered this week and the new windows for downstairs. Pretty glad that Spring has come early this year as it means we have a bit more time to some of the boring stuff like drainage around the house.

We sometimes forget how much progress we have made, but here is something that really shows it. Below is a photo of how the upstairs living area was before, this is it when we moved in, it was three rooms:

This is it now… it is one amazing room with ceiling window, spotlights, new walls, new heating…. it is virtually a completely new house:

We have also done a rough renovation of the room I used to call ‘the crime scene’ as it was pretty damn gross! It is amazing what a coat of paint can do!

Long time, no speak!

So it has been a while between blog posts and house updates. Unfortunate circumstances meant I had to take off to Australia for a few weeks, leaving Fredrik to move us in to the new house and keep the renovations happening. Of course he has been doing an absolutely amazing job (as always). His Dad spent a lot of time here while I was away to help him and the progress has been great and the quality of work is second to none. His poor Dad had to sleep in the kitchen!! That is commitment!

So what was Fredrik doing these long summer days?

  • Creating channels for the new skylights
  • Laying a slab in the new open-plan living room to even out the floor
  • Putting floor heating in the bathroom, electricity work, new ceiling etc etc
  • Cleaning up two downstairs rooms for storage

One job that ended taking a lot more time than anticipated was the skylights. It was a lot of precision work to get the right angles and consistency on all three (soon to be four) windows.

Skylights

Our master plan is taking form, faster than we anticipated! My plan to create space and an open feeling includes 4 windows in the ceiling, we will take the ceiling up creating an amazing feature ceiling in the living area also as you walk up the stairs. Hard to explain, but pictures will come!

This one we didn’t do ourselves as it is very important that these windows are water tight.

Open plan living area

Finally, the wall is all down. In just 1 hour today we turned two bedrooms and a living area in to an open plan space which will be the new kitchen and living area. It feels massive now, super excited that the master plan is starting to become a reality. I can’t wait until we raise the ceiling and put in the ceiling windows… it is going to look amazing!

And the wall begins to fall….

Today we were busy little bees! We had some helpers from Västervik in the form of Fredrik’s Mum and Brother. The extra muscle definitely made a difference today, the wall is only about half way down and OMG does one wall result in a LOT of wheelbarrows full of rubble! I started off by cleaning out the room where the heating pump is currently located as tomorrow the removal of this pretty thing in the pic below is happening. Is it only me or does this look like something from a horror film?

Renovation Vacation

Now that our holidays have started it is time to really get cracking. We move in to the house in 3 weeks, so we need to make the inside a little bit more livable. We have prioritised one room downstairs which will be our temporary bedroom so we have done a quick paint job and thrown in some cheap floorboards. All experienced renovators tell us a fresh bedroom is REALLY important, so we have listened.

Sometimes it feels overwhelming, but we just need to keep focused and take it one step at a time.
